Insights from Our Agents: What Buyers Value and Sellers Should Know
Buyers in Douglas County are still searching for homes, but they’re being more thoughtful about where they invest their money. Condition, value, and the cost of future updates are all playing a bigger role in their decisions.
We asked Stephens Real Estate agents what they’re seeing from buyers right now and what sellers should know before putting their home on the market this fall.
Buyers want value, not necessarily perfection
“From what I’m seeing, today’s buyers are focused on value, more move-in ready, and long-term stability,” says Michelle Roberts-Freeman. “They will move quickly when a home checks those boxes.”
Jan Miller has represented buyers at the higher end of a price range who expect a home to be especially well prepared.
“If the price point is higher, the house needs to be very move-in ready and clean, walls painted, carpets cleaned, and even yards looking fabulous,” Jan says. “But on the other hand, I’ve seen some buyers, especially first-time homebuyers, who are coming around to buying something that they can fix up over time.”
Buyers are watching the big-ticket items
Cosmetic updates like paint and flooring may not be deal breakers, but buyers are paying close attention to larger repairs.
“Cosmetic updates don’t seem to deter buyers as much, as long as the price coordinates with the work that needs to be done,” Michelle says.
Jan says buyers are especially asking about major systems: “Roof, HVAC, sewer lines, and windows are always the big ones.”
Sellers: preparation and pricing matter
A well-prepared home still stands out. Michelle says, “The market rewards readiness. Sellers who prepare well, with a clean home, manicured yard, and strategic pricing are still seeing confident offers.”
Jan adds that presentation matters more than ever. “First impressions matter. Photos matter,” she says. “Sellers need to listen to their real estate agent on the haves and must-do’s to prepare for listing.”
The biggest takeaway? Buyers are still out there, but they’re being selective. Homes that are priced appropriately, well maintained, and positioned to offer good value are the ones getting the most attention.
