Tax-Time Reminders for Homeowners
As the year winds down, it’s a great moment to get your tax paperwork in order before things get busy again in January. Homeownership comes with several tax-related benefits, but it’s easy to forget what you’ll need when filing time rolls around. Here’s a simple checklist to help you prepare.
1. Gather your mortgage interest statement (Form 1098).
Your lender typically issues this in January. Keep it handy. You’ll need it if you plan to itemize deductions.
2. Track your property tax payments.
Douglas County collects property taxes twice a year, and many homeowners have them escrowed. Even if your mortgage company pays them for you, you’ll still want records of what was paid in 2025.
3. Hold onto receipts for home improvements.
Projects that improve the value of your home – not routine maintenance – can increase your cost basis when you sell. Think energy upgrades, major repairs, or anything that adds to the home’s value. These records matter down the road, not just at tax time.
4. Don’t forget state-level incentives.
Kansas homeowners may qualify for certain homestead refunds depending on income and age. It’s worth checking the Kansas Department of Revenue’s guidelines to see if any apply to you.
5. Get organized now so filing is easier later.
Create a simple digital or paper folder labeled “2025 Home Tax Docs.” Add statements as they arrive. A few minutes now can prevent the classic April scramble.
“Of course, every situation is unique and, just like in Real Estate, getting professional advice is money well spent. We recommend contacting a professional for specific advice or questions,” say Chris Earl, Supervising Broker / Co-Owner
A little preparation goes a long way. And if you ever plan to sell, these records can make the process smoother and more financially beneficial.
