That doesn’t mean homes aren’t selling. At the risk of sounding like a broken record, we’ll say it again: if a home is well-priced and well-maintained it will attract buyers. But buyers today are taking a little more time to make decisions, and they’re paying close attention to condition, updates, and value.

For sellers, this is a good reminder that preparation matters. Fresh paint, great curb appeal, professional photos, and realistic pricing can make a significant difference. Homes that are priced appropriately from the start often generate more interest than those that begin too high and require multiple price reductions.

For buyers, late summer and early fall can be an excellent time to shop. With a little less competition than in the spring, you may have more homes to choose from and more opportunities to negotiate repairs, closing costs, or other concessions.

Every market has its seasonal rhythms, and Lawrence is no exception. While activity may settle into a steadier pace after school begins, people continue to relocate for jobs, growing families, downsizing, and life’s many changes. Those reasons don’t follow a school calendar.
